“Rightmove Unveils Top 25 Towns with Surging House Prices in 2025”

Rightmove has unveiled the 25 towns that experienced the largest surge in house prices in 2025.

Topping the list is Hawick in Roxburghshire, located in the Scottish Borders, where the average asking price for a home rose by 18% to £148,633. Following closely is Durham, with a 15% increase in average asking prices to £251,339, and Stannington in Sheffield, showing a 12% uptick in asking prices to £264,078.

The latest findings from Rightmove’s 2025 growth list highlight a predominance of lower-priced areas, determined by a combination of house prices, demand, and supply dynamics. The average asking price for a home within the top 50 areas stands at £270,711, which is 26% lower than the national average of £368,031.

National average asking prices closed 2025 marginally lower by 0.6% compared to the previous year. Scotland emerges as the most well-represented region in the top 50 list with 12 locations, followed by the North West and Yorkshire & The Humber with 8 spots each. Notably, London, where the current average asking price hits £679,782, did not feature in the top 50 for price growth last year.

According to Rightmove, affordability played a significant role in driving price growth in 2025. The ongoing trend of businesses calling employees back to the office has sustained the popularity of suburbs near city centers. Additionally, locations in proximity to universities or major NHS trusts have also seen increased interest, as reported by Rightmove.

Colleen Babcock, a property expert at Rightmove, commented, “There is typically a larger pool of buyers seeking homes within more affordable price ranges. Consequently, areas with a higher number of homes priced below the average asking price tend to attract more buyer interest, supporting house price growth in those regions.”
